  • How do we send disbursement payments to landlords & is there any fees?
    Through email we send to landlords an e-check available for print & deposit or ACH direct deposit. Additionally, we do offer manual wires & ACH for $55/per transaction at the expense of the landlord. Last updated July 24, 2023
  • Do we prescreen tenants?
    Yes, we do. All adults are required to apply who plan to occupy &/or co-sign for the residence are required to apply with our company. All occupants must be approved in order to be added to the lease and approved for occupation at the property. Our company's minimum pre-screen criteria policy is as follows: Minimum combined gross household income-to-rent ratio of: 2.5-to-1 or more, for affordable housing. 3-to-1 or more, for standard leasing. Credit of 600+ preferred. For scores under 600 we accept: Qualified Cosigners w/ 600+ scores, Additional Rent, Additional Security Deposit, Or full year paid upfront. Verifiable & Stabilized Income. Clear Copy of Government issued IDs (front & back). 3 months of most recent Bank Statements. 3 most recent paystubs &/or taxes for self-employed borrowers. Landlord Letters of Recommendations, when applicants are able to provide (preferred). We may consider & work with applicants who have history of criminal backgrounds. We take into consideration the following criteria for applicants with criminal backgrounds: When was the conviction charged. If the applicant was found guilty or if the charge was dropped. When the applicant last committed a crime of any kind. The details & risk of the crime(s) charged to the applicant. If the applicant successfully completed treatment &/or probation. Emotional Support Animal "ESA" & Service Animal Doctor's Verification of Accessibility Letter We do not charge any fees, additional rents, or deposits for ESAs or Service Animals. ESAs and Service Animals are an ADA protected class and doing so goes against occupants' accessibility rights. If you feel one of our associates, employees, vendors, or landlords is potentially discriminating against your ADA protected animals & accessibility rights, please contact us immediately as we take this very seriously The above information may update periodically.   • How do we handle late paying tenants?
    We accept partial/multiple payments upon written request from tenants as long as communication is kept clear and proper associated late fees are paid and accounted for. If communication is poor and payments are not received, we will recommend eviction. We send out texts, emails, and formal notices when appropriate. Last updated July 24, 2023

  • How do we respond to emergencies?
    We provide local & digital support. 911 will be called when applicable. We provide tenants and landlords with a brochure that provides resources and instructions on how to respond in an emergency. We will also help wherever necessary with insurances. We require insurance for landlords at all times. Someone will be sent out to your property as soon as possible from our company. Our company is not an emergency or afterhours service.
